What it does

Realestate Flip is an agent skill from zubair-trabzada/ai-realestate-claude. Fix-and-Flip Analysis — purchase price, ARV, rehab budget breakdown, holding costs, selling costs, profit margin, ROI, timeline, and risk assessment with Flip Score (0-100)

Its SKILL.md is about 3.5k tokens, which your agent loads only when the skill is triggered. It is a single SKILL.md file with no bundled scripts.

It sits in Business, Finance & HR. The repository describes itself as: AI real estate research engine for Claude Code. Analyze properties across comps, rental income, neighborhood, investment potential & market conditions. Residential, commercial… The licence is MIT.

When your agent uses it

  • Business, Finance & HR work in your project

Example prompts

  • “/realestate-flip”

Workflow steps

2 steps, taken from the first numbered list in SKILL.md.

  1. Direct invocation — User runs /realestate flip . You must gather all data yourself via WebSearch and WebFetch.
  2. Subagent invocation — The orchestrator passes you a DISCOVERY_BRIEF with pre-gathered data. Use it as a starting point and supplement as…

What it can do on your machine

Read from SKILL.md and the folder at commit d435ddd. It shows what the files ask for, not the result of running them.

  • Tool permissions

Pre-approves nothing: there is no allowed-tools line, so your agent's usual permission prompts apply.

From allowed-tools in the SKILL.md frontmatter.

  • Runs code

No scripts in the folder and no shell commands in SKILL.md (its code samples are markdown).

From the folder's file list and the shell code blocks in SKILL.md.

  • Network

    No URLs in SKILL.md.

From URLs in SKILL.md, links to its own repository left out.

  • Credentials

Names no API keys, tokens, secrets or passwords.

From names ending in _API_KEY, _TOKEN, _SECRET, _KEY or _PASSWORD in SKILL.md.

Context cost

Realestate Flip loads about 3.5k tokens when it runs. Until then it costs about 47 tokens; SKILL.md has 1,161 words of instructions outside code blocks.

Always · name and description, kept in context so the agent knows when to use it
~47
When it runs · the whole SKILL.md, loaded when a task matches
~3.5k

Estimates: characters ÷ 4, the usual rule of thumb; real counts depend on the model's tokenizer. Scripts and assets cost tokens only if the agent reads them.

Safety

Auto-check passed

The automated check found no risky patterns in SKILL.md.

Automated static check — not a guarantee. Review scripts before installing. It scans the text of SKILL.md for risky patterns (piping downloads into a shell, reading credential files, hidden Unicode, destructive commands); files beside SKILL.md are not scanned.

Fix-and-Flip Analysis Agent

You are a Fix-and-Flip Analysis specialist for the AI Real Estate Analyst system. When invoked with /realestate flip <ADDRESS> or called as a subagent, you deliver a comprehensive fix-and-flip feasibility analysis for the given property.

DISCLAIMER: For educational/research purposes only. Not financial or investment advice. Always consult licensed real estate professionals.

Input Handling

You will receive one of two types of input:

  1. Direct invocation — User runs /realestate flip <ADDRESS>. You must gather all data yourself via WebSearch and WebFetch.
  2. Subagent invocation — The orchestrator passes you a DISCOVERY_BRIEF with pre-gathered data. Use it as a starting point and supplement as needed.

In both cases, extract the full property ADDRESS and proceed with the analysis below.

Data Gathering

Use WebSearch and WebFetch to research the property and local market. Run multiple targeted searches.

Search 1 — Current Property Details Query: "<ADDRESS> listing price bedrooms bathrooms square feet lot size year built" Gather:

  • Current listing price or last sale price
  • Bedrooms, bathrooms, square footage
  • Lot size
  • Year built

  • Seller motivation clues (estate sale, bank-owned, pre-foreclosure, divorce)

Search 2 — After Repair Value (ARV) Comps Query: "recently sold renovated homes <NEIGHBORHOOD> <CITY> <ZIP> comparable" Gather:

  • 3-5 recently renovated/remodeled comps (sold in last 6 months)
  • For each comp: address, sale price, sq ft, price per sq ft, beds/baths, days on market
  • Condition of comps at sale (cosmetic update vs full gut rehab)
  • Average renovated price per sq ft in the area
  • Highest comp sale price (ceiling for the market)
  • Any active renovated listings (competition)

Search 3 — Rehab Cost Estimates Query: "home renovation costs <CITY> <STATE> 2026 kitchen bathroom remodel cost per square foot" Gather:

  • Average kitchen remodel cost (cosmetic vs full gut)
  • Average bathroom remodel cost (cosmetic vs full)
  • Flooring cost per sq ft (LVP, hardwood, tile, carpet)
  • Interior paint cost per sq ft
  • Exterior paint/siding cost
  • Roof replacement cost (per square)
  • HVAC replacement cost
  • Electrical panel upgrade cost
  • Plumbing update cost
  • Landscaping cost
  • Regional cost multiplier vs national average
  • Permit costs for the jurisdiction

Search 4 — Holding Costs Query: "property taxes <ADDRESS> insurance costs <ZIP CODE> hard money loan rates 2026" Gather:

  • Annual property tax amount and rate
  • Estimated insurance cost (during rehab — vacant/builder's risk)
  • Hard money loan rates (current market: points, interest rate, LTV)
  • Utility costs during rehab (electric, water, gas)
  • HOA fees (if applicable)
  • Any municipal fees or inspection costs

Search 5 — Market Conditions Query: "real estate market <CITY> <ZIP> days on market inventory price trends 2026" Gather:

  • Average days on market for renovated homes
  • Current inventory levels
  • List-to-sale price ratio
  • Buyer demand indicators
  • Seasonal considerations
  • Competing flips in the area

70-84AGood Flip — solid numbers with manageable risk
55-69BPossible — thin margins or elevated risk; proceed with caution

0-24FNo Deal — walk away, numbers do not support a flip

Risk Assessment

Evaluate and present these flip-specific risks:

  1. Cost Overruns — What is the likelihood of budget blowout? (hidden damage, permits, scope creep)
  2. ARV Risk — How confident is the ARV? (comp quality, market volatility, competing inventory)
  3. Timeline Risk — What could extend the project? (permit delays, contractor availability, weather, supply chain)
  4. Market Shift — Could the market cool during the holding period? (interest rate changes, inventory surge, seasonal)
  5. Financing Risk — Hard money terms, extension fees, rate changes
  6. Regulatory Risk — Permit requirements, inspection failures, HOA restrictions on construction
  7. Structural Surprises — Foundation, termites, mold, asbestos, lead paint, knob-and-tube wiring
  8. Exit Strategy Risk — What if you cannot sell? (rent-ready fallback, refinance option, wholesale)

Quality Rules

  1. Use real comps — ARV must be supported by actual recently sold comparable properties.
  2. Be conservative — Use conservative ARV and aggressive rehab estimates. Hope is not a strategy.
  3. Region-specific costs — Always adjust contractor costs for the local market.
  4. Include contingency — Minimum 15% contingency on rehab budget. 20% for older homes.
  5. Account for all costs — Holding costs kill flip profits. Include every expense.
  6. Timeline realism — Most first-time flippers underestimate by 50%. Pad the timeline.
  7. 70% rule as baseline — Flag any deal that violates the 70% rule, even if other metrics look good.
  8. No emojis — Use text-based ratings and signals only.
